summary proceeding – A proceeding in which a case is disposed of or a trial is conducted in a prompt and simple manner without a jury and without many of the ordinary requirements (such as complaint, summons, indictment, or information). EXAMPLES: a contempt proceeding; rial before a magistrate or a justice of the peace; trial in a small claims court.
possessory action – An action brought to recover the possession of property, whether real property or personal property (EXAMPLES: eviction; replevin). [1]
summary possessory proceeding – A proceeding, summary in character, to which a landlord may resort for the recovery or possession of leased premises when he becomes entitled to possession. 32 Am J2st L & T § 1016. [2]
summary eviction – (1907) An eviction accomplished through a simplified legal procedure, without the formalities of a full trial. [3]
